Estate Las Palmas rises across three levels in Kupuri, the quietest corner of Punta Mita, pairing an infinity pool that reads straight into the Pacific with a full wellness floor, gym, private sauna, media room, that few residences on the peninsula can match. The estate is meant to be lived in vertically. Mornings start with coffee on the upper terrace while the surf lines up off the Punta Mita Pier; afternoons drift between the pool deck and the shaded sitting areas; evenings gather everyone around the fireplace once the pizza oven has done its work. Stone, deep overhangs and full-width sliding walls keep the interiors cool and open at the same time, so the line between the living room and the terrace effectively disappears.

Your golf cart is parked and charged for the short run to Kupuri Beach Club, the Surf Club or the Punta Mita Pier.

The open-plan living and dining area is the heart of the house, high ceilings, full-length glazing and a long table that seats the whole group. The kitchen is set up for a private chef, with oven, stove, dishwasher, blender, coffee maker, wine glasses and complete cooking basics. A dedicated media room handles movie nights, while the wellness level holds a private gym with exercise equipment and a private sauna.

All seven bedrooms have en-suite bathrooms, air conditioning, ceiling fans, clothing storage and terrace or balcony access. The master suite takes the prime ocean-facing position, with a bathroom built around a soaking tub and jacuzzi. Laundry, wireless internet at 100+ Mbps, a private entrance, garage parking and an electric vehicle charger round out the practical side.

The house comes staffed. Your in-house cook prepares breakfast and lunch, your butler handles bar service and the daily rhythm of the villa, housekeeping keeps all three levels in order, and your dedicated concierge arranges everything beyond the front door. Guests receive preferential tee times at Pacífico and Bahía, special green fee rates at Higuera Golf by Greg Norman, and access to the Punta Mita tennis, pickleball and paddle courts, jogging paths, Kupuri's pilates studio and Kids Club, and the Pacífico, Sufi, Surf Club, Kupuri and St. Regis beach clubs. Pre-arrival grocery stocking, in-villa spa treatments, yacht charters, airport transfers, babysitting, restaurant reservations and custom excursions are arranged on request, as is the heliport, for arrivals that skip the drive entirely.
