Swimmable, or spectacular
Villas del Mar and Palmilla homes sit on or above the swimmable bay in San José del Cabo, the pick for families and anyone who wants morning swims off the sand. Puerto Los Cabos adds the marina and calmer beach stretches nearby.
Pedregal estates like Villa Di Mare face the open Pacific. You trade swimmable surf for cliff-top drama, humpbacks in winter, and sunsets that end the dinner conversation. Both are beachfront; they are not the same vacation. Say which one you mean and we will match the house.

Frequently Asked Questions
Can you swim at the beach in front of the villa?+
On the Sea of Cortez side at Palmilla and Villas del Mar, usually yes; the bay is one of the few reliably swimmable beaches in Los Cabos. Most Pacific-side beachfront is not for swimming, and we say so per villa rather than let you find out on arrival.
Which beachfront villas are best for families?+
The Palmilla and Villas del Mar houses near the swimmable bay. Kids get real beach time and the pool is steps away when the tide argues.
When can we see whales from the villa?+
December through April. Pacific-facing terraces in Pedregal get the best free show; gray and humpback whales pass close enough to ruin a work call.
Is oceanfront the same as beachfront?+
Not quite. Oceanfront means the property faces the water, possibly from a cliff; beachfront means sand in front of the house. Our oceanfront page collects the wider set; this page is the sand.
