San José del Cabo
Palmilla Villas
Luxmex manages more Palmilla villas than any other company: 12 staffed homes with private chef included, on San Jose del Cabo's swimmable bay. Book direct, live rates.
Palmilla is the storied end of San José del Cabo: a gated resort corridor built around the One&Only Palmilla, a 27-hole Jack Nicklaus golf course, and a bay calm enough to actually swim in, which most of Los Cabos is not. Our collection runs deeper here than anywhere else. Twelve villas, from beachfront estates inside Villas del Mar to hillside homes with the whole Sea of Cortez in the window.

About Palmilla
01
Inside the corridor
The corridor occupies the point between downtown San José del Cabo and the hotel strip, with the One&Only resort at the tip and the Nicklaus fairways threading between the residences. Below it all sits Palmilla beach, protected by the point, sandy, and swimmable year round. Guests who tire of their own pool walk down and swim in the sea, something few other Los Cabos addresses can offer.
Villas del Mar is the guard-gated community at Palmilla's heart, and ten of our twelve homes sit inside it: Casa Bella, Casa Edwards, Casa Tranquila, Casita Oasis, Hacienda del Mar, Casa Frida, Villa La Vida, Villa Sirena, Villa Oasis, and Casa Alegre. The other two, Casa Piedra Blanca and Villa Esperanza, hold the hillside enclaves of Caleta and Loma Caleta beside it. We manage more Palmilla villas than any other company, which means when your dates are tight we usually still have an answer.

Why stay here
Palmilla is for guests who want the water itself, not just the view of it. Mornings run swim, breakfast on the terrace, then a decision: the golf course through the gate, the spa, or nothing at all. From December through April the whales calve in these bays, and from an oceanfront terrace they regularly interrupt breakfast.
Downtown San José, with its plaza, galleries, and the Thursday-night Art Walk, is a short drive north. The airport is roughly 25 minutes, and Cabo San Lucas about half an hour west when the group wants a marina evening. Every villa comes staffed: a private chef and dedicated concierge on every stay, a butler and household staff in most homes, housekeeping daily.

Frequently Asked Questions
Where is Palmilla exactly?+
On the coast just south of downtown San José del Cabo, at the eastern end of the twenty-mile Corridor. Los Cabos International Airport is roughly 25 minutes away, and Cabo San Lucas is about half an hour west.
Is the beach at Palmilla swimmable?+
Yes. Palmilla bay is one of the few truly swimmable beaches in Los Cabos, protected by the point and calm most of the year. It is the answer we give guests who ask where they can actually get in the ocean.
Which villas does Luxmex manage in Palmilla?+
Twelve homes. Ten inside Villas del Mar: Casa Bella, Casa Edwards, Casa Tranquila, Casita Oasis, Hacienda del Mar, Casa Frida, Villa La Vida, Villa Sirena, Villa Oasis, and Casa Alegre. Casa Piedra Blanca and Villa Esperanza sit in the Caleta hillside enclaves beside the gate.
What is the difference between Palmilla and Villas del Mar?+
Villas del Mar is the private, guard-gated community inside the wider Palmilla corridor, with its own beach club, spa, and fitness pavilion. Every Villas del Mar home is a Palmilla home; the reverse is not quite true.
Is there golf in Palmilla?+
The 27-hole Jack Nicklaus Signature course runs through the community itself, and Puerto Los Cabos adds another 27 holes of Nicklaus and Norman design a short drive north. Your concierge books the tee times.
Are the villas staffed?+
Every Luxmex stay includes a private chef and a dedicated concierge, and most Palmilla homes carry a butler and household staff beyond that. Housekeeping is daily. The chef plans menus around your table before you arrive.
When can you see whales from Palmilla?+
December through April, when grays and humpbacks calve in the bays along this coast. Oceanfront terraces in Palmilla and Villas del Mar are front-row seats; no boat required, though your concierge will happily arrange one.
